The Construction (Design & Management Regulations 1994.) Require the client to pass on information about the state or condition of any premises
(including the presence of hazardous materials such as asbestos to the
planning supervisor.) Refurbishment and
renovation.
Management of Health and Safety at
Work Regulations 1999. Require employers and self employed people to make an
assessment of the risks to the health and safety of themselves employees and people not in their employment arising
out of or in connection with the conduct of their business – and to make appropriate arrangements for protecting those
peoples health and safety.
Defective Premises Act 1972. Require landlords to see that tenants and others are not injured or infected by disease caused
by a defect in their premises.
Occupiers liability acts 1957 and
1984 Require property owners and
occupiers to be aware of potential significant hazards to health and
safety and to take such care as is reasonable in all circumstances to
ensure that all persons including visitors and
trespassers do not suffer injury on the premises.
The Housing Act 2004. Introduces the
Housing Health and Safety Rating System (HHSRS). Will replace the housing fitness
standard in the public sector and
will undoubtedly have a role to play in standards expected from private
landlords. It Assesses 29 safety elements including
asbestos in the domestic rented sector.
The long and short of it is that nearly all property
types and uses are covered by one form of legislation or other.
